NS Legal Sydney Office
NS Legal’s Sydney office is at Level 7/263 Clarence St, Sydney NSW 2000. Call +61 2 8251 1999 or use our contact form to request an appointment about a property transaction, family matter, visa issue or other legal concern. Tell us what has happened and whether you have a document requiring a response.
You may be preparing to sign a contract, responding to a dispute or making arrangements after separation. Our role starts with understanding the decision you need to make, reviewing the relevant documents and explaining the work you can instruct us to undertake.

Where is the Sydney office and how do I book?
You can request an appointment at our Clarence Street office through our contact form or by calling the Sydney number. Once you submit the form, we will confirm the meeting place and available times. If you are elsewhere in Australia or overseas, tell us where you are and how you would prefer to be contacted.
Include the type of matter and the documents you already have. If proceedings have started, give us the notice or application as well as the covering correspondence. Point out any response, filing or hearing dates so the consultation can focus on the immediate decisions.
What legal services can I enquire about?
You can contact NS Legal about family law, property and conveyancing, immigration, commercial matters, employment law, civil litigation, criminal matters, wills and estates, and notarial services. Bring any agreement or correspondence that explains the work you need help with.
For individuals, that may involve reviewing a purchase contract, addressing parenting arrangements or preparing a visa application. For business owners, you may need advice on a commercial agreement, employment documents or a debt dispute. Explain the practical decision in front of you and provide the agreement or correspondence behind it.
An overseas marriage is generally recognised in Australia if it was valid where it took place and would have been valid here. A divorce application must also satisfy the separation, marriage breakdown and Australian citizenship or residence requirements. Divorce does not determine property division or parenting arrangements. In family property matters, full and frank disclosure of your financial circumstances is required, including relevant overseas assets. NS Legal can organise the evidence for each application and prepare proposals for the issues you need resolved.
What NSW property issues should I check before buying?
NSW transfer duty is generally calculated using the higher of the property’s purchase price and market value. Annual land tax is a separate assessment based on the unimproved value of taxable land. A principal place of residence exemption depends on the relevant ownership and occupation conditions.
Provide the proposed contract, the names of the intended owners and details of how you plan to use the property. If a family member is contributing money, bring any loan or gift documents and explain the arrangement you intend. Those instructions help us identify what needs to be recorded or investigated.
NS Legal can review the contract and ownership arrangements, check the applicable duty and land tax position and explain the legal steps involved in buying a property. Seek advice while the terms can still be considered and questions raised with the seller.
Which court or tribunal deals with my matter?
The correct forum depends on the legal issue. The NSW Local Court deals with civil claims and criminal matters within its jurisdiction. The NSW Civil and Administrative Tribunal, known as NCAT, handles specified disputes including residential tenancy and strata matters.
Divorce, parenting and family property proceedings usually belong in the Federal Circuit and Family Court of Australia. Its Sydney family law registry is at the Lionel Bowen Building, 97–99 Goulburn Street. Enquiries about parenting arrangements and family property should include existing orders and proposals.
Immigration review follows a federal process. The Administrative Review Tribunal can review some visa decisions, while judicial review in court examines alleged jurisdictional legal error. The decision letter identifies whether ART review is available and who can apply; NS Legal can prepare the documents for the applicable process. For an application rather than a review, you can also enquire about our partner visa services.
Have a contract, court document or visa decision to discuss?
Can students get advice about renting and visa issues?
Students can access accommodation information through Study NSW and their education provider. NSW Fair Trading offers assistance with tenancy complaints, and eligible disputes can be taken to NCAT. Your rights depend on the accommodation arrangement; a residential tenancy and a boarding or lodging arrangement do not carry identical protections.
For a rental enquiry, provide the agreement, condition report, bond records and correspondence about the problem. Identify any notice requiring a response and explain which parts of the landlord’s or agent’s account you dispute.
Details and conditions of your current in-effect visa can be checked through the Department of Home Affairs’ VEVO service. If your concern also involves your visa, provide your grant notification and any correspondence from the Department or education provider. NS Legal can prepare a response to the rental dispute and advise separately on the visa issue.
What should I prepare for a first consultation?
Bring the documents connected to the question you want answered and a short account of what has happened. Identify what has already been agreed, what remains disputed and any dates stated in notices or correspondence. Tell us which outcome you want to discuss so the meeting can focus on the decisions ahead.
Useful starting documents include:
- Contracts, leases, notices and the correspondence accompanying them.
- Existing court orders, applications and any scheduled hearing information.
- Visa grant or refusal letters and the supporting application documents.
- Financial records relevant to a property or family matter, including contributions from others.
For an Australian divorce application, a marriage certificate in another language needs an English translation and the translator’s affidavit. If you sign the affidavit for eFiling a divorce application overseas, a notary public or an Australian diplomatic or consular officer can witness it. Provide the complete documents and the receiving organisation’s instructions; NS Legal can arrange the supporting evidence, translation and signing steps your matter requires.
